Terms & conditions

1. The offer is valid only on bookings made on or before 31 December 2026. There is no limit on the number of buyers who qualify within that period; each qualifying flat receives one benefit.
2. The offer is available only on bookings made through UberPod Realty, MahaRERA Agent Registration No. A51800042560. Bookings made directly with the developer or through any other agent do not qualify. This offer is made and funded solely by UberPod Realty. Chandiwala, the developer, has no involvement in, affiliation with, or responsibility for this offer or its payment.
3. Eligibility requires (a) execution and registration of the Agreement for Sale and (b) payment of at least 20% of the agreement value to the developer as per the Agreement, without cheque bounce or cancellation. Payments are verified against the developer's records.
4. The benefit is a fixed ₹2,00,000 contribution towards buyer-arranged Umrah for two persons (a married couple), inclusive of travel taxes. UberPod Realty is responsible for paying the fixed ₹2,00,000 benefit to each bona fide buyer who meets the offer conditions. Payable after agreement registration. Buyers may choose any package, including a luxury package, and pay costs above this amount themselves.
5. Alternative: a buyer who does not wish to take the Umrah journey, for any reason, may instead choose a fixed amount of ₹2,00,000, on the same eligibility conditions. The choice is made in writing to UberPod Realty; only one of the two options is given. The benefit is released only after the 20% payment and the successful registration of your Agreement for Sale — with stamp duty paid — at the Registrar's office. Non-Muslim buyers, and any buyer who prefers the alternative, receive ₹2,00,000 by bank transfer to the buyer’s own account, subject to any tax deduction required by law. Bank details are collected privately after eligibility is verified.
6. One benefit per flat, irrespective of the number of applicants on the agreement. Bulk or investor bookings of multiple flats receive one benefit only.
7. Your Umrah, your choice of operator and package. You book directly with your chosen operator, who handles visas, tickets, accommodation and other travel services. UberPod Realty’s role is to pay the financial benefit, not to arrange or manage the tour. Optional introductions may be offered on request; you remain free to choose your operator. The buyer contracts directly with their chosen operator, whose own terms govern travel services, changes, cancellations and refunds. UberPod Realty does not supply those travel services; its payment obligation remains as stated in these terms.
8. Visa issuance is at the sole discretion of the Kingdom of Saudi Arabia. Visas, travel restrictions, health requirements and flight changes are handled under the buyer’s arrangements with their chosen operator, not by UberPod Realty. In such a case the buyer may choose the ₹2,00,000 alternative if it has not already been availed.
9. Travel must be completed within 12 months of agreement registration. An unused Umrah contribution lapses unless the alternative amount has been chosen in writing within that period.
10. The benefit is non-transferable and cannot be exchanged for a discount or adjustment against the flat price or any dues. The only alternative is the fixed amount stated above.
11. If the booking is cancelled, the benefit is withdrawn. Where it has already been availed, any recovery of its value and any refund will be governed by the Agreement for Sale and applicable law, including the RERA Act and rules.
12. Any tax arising on this benefit in the buyer's hands is borne by the buyer.
13. This offer cannot be combined with any other scheme unless stated in writing by UberPod Realty.
14. Eligibility is confirmed by UberPod Realty against the stated booking, registration and payment conditions. Any changes to the offer apply only to future bookings and do not reduce benefits already earned under these terms. Applicable law governs all claims.
15. Disputes are subject to the jurisdiction of courts in Mumbai.
