Every new residential project in Maharashtra must be registered with MahaRERA — the state's real estate regulator — before it can be advertised or sold. Checking the registration takes five minutes and is the single most important step before you book a home in Mumbai or anywhere else in the state.
Step by step
- Open the official MahaRERA portal at maharera.maharashtra.gov.in.
- Search by the project's registration number, project name or promoter name.
- Check that the project name and the developer's name match what you were told.
- Read the registered details: approved plans, carpet areas and the declared timeline.
A real example: Pearl Providence
Pearl Providence by Chandiwala, in Jogeshwari West, Mumbai, is registered under MahaRERA No. P51800078143 (registered 25 November 2024). You can enter this number on the portal to see the project's official record — the same number shown in the footer of this website and next to the project details.
Red flags to watch for
